Terms of Service
The short version. One workbook in, one Portfolio Map page out, within 24 hours of payment. The page shows your figures, labels anything filled from a public source, and is yours to forward. A figure that does not match your file is fixed free. Better than your Excel model, or your money back ยท live in 24 hours
1. Who you are buying from
Fresco is a trade name. The seller behind it is a sole proprietorship based in the United States. Contact: hello@withfresco.com.
2. What you are buying
One Portfolio Map built by hand from your office workbook: one self contained HTML file, emailed within 24 hours, opens on any phone. The source report is free with every drop.. Delivery is by email, as one self contained HTML file; a link in your account keeps the latest version, within 24 hours of payment, the workbook having been dropped on the page or emailed to hello@withfresco.com first. Where the workbook arrives after payment, the clock starts when it lands.
The page is rendered from your workbook by Fresco's build chain and checked by an automated test suite before it is sent; one person reads your file and sets the build up. The page shows the figures in the workbook you sent. Where a figure your page needs is not in your file, for example a sale comp or a market rent, it is filled from a public source and labelled as such on the page. Nothing on the page audits, corrects or second-guesses your assumptions.
3. Your workbook and anything sent with it
By dropping or sending a workbook, and any rent roll, comps or photos with it, you confirm that you have the right to share them. The workbook reaches us one of two ways, by the drop zone on the page or by email to hello@withfresco.com, and travels over an encrypted connection either way. They are stored on our host and read once, by one person, to build your page. They are not used to train any model and are not shared with anyone. They are kept for up to 30 days after delivery so that a mismatch can be corrected, then deleted, or deleted sooner if you ask; deletion and support requests are answered within five business days. What is stored, and by whom, is listed in the privacy policy. Photos you send are embedded in the page, so they travel with it to whoever you forward it to.
If a page cannot be built from what you sent, for example because the file will not open or its figures depend on external files you did not send, you will hear back within the same 24 hours with what is needed, or with a full refund if you would rather stop.
4. The page and the link
The page is one self-contained file placed at an unlisted link. You may forward the link, download the file, and host or send it yourself; it opens from a file share as well as from the link. That is the deal: the page holds your deal data, and who receives it is your decision, not ours. When it opens, it loads its map library and map tiles from third parties named in the privacy policy; your figures are not sent to them. The link stays up until you ask for it to come down, and a request to disable a link is acted on within one business day. Because the file opens for anyone holding the link, and because a copy already downloaded is a copy you cannot recall, disabling a link stops new readers rather than old ones. Fresco may take a link down if it is being used in a way section 8 forbids, and will tell you first.
5. Your licence
The figures, assumptions and deal information in the page are yours. You may use the page for your own work, including commercial work: send it to partners, investors, lenders and brokers. The page's code, layout and design remain Fresco's. You may not strip them out to build a competing product, or resell pages built from them.
6. Payment
Payment is processed by Stripe. Fresco does not receive or store your card details. Prices are in USD and the price shown at checkout is the full price. One credit covers one workbook and one page; a monthly plan supplies its credits each month, and Credits roll over for 90 days, capped at twice the monthly allotment. A monthly plan can be cancelled at any time and runs to the end of the period paid for. A figure that does not match the workbook you sent is corrected free. A later version of the same workbook on an unchanged mapping is re-rendered to the same link and never costs a full credit; a changed template is a new build and takes a credit.

8. Acceptable use
Do not send a workbook you have no right to share, use the page to mislead an investor or lender, or use it to break the law or infringe anyone's rights.
9. What is not promised
The page reproduces your model, plus labelled public-source figures where your file had none. It is not an appraisal, an audit, or investment, legal or financial advice, and no deal outcome is promised. You are responsible for the numbers you send and for what you tell the people you send the page to. To the extent the law allows, liability is limited to the amount you paid.
10. Changes
These terms may change. The version in force is the one published here on the day you buy, and the effective date above is how you tell.
